One of the buildings will have 10 stories and 250,000 sf net rentable and the second building will have eight stories and approximately 200,000 sf net rentable. Opus says it will develop the property with hope of gaining certification from the US Green Building Council through its LEED program.

"We feel the timing is right to bring our final phase to market," says Don Little, senior vice president of Northern California for Opus West. Randy Ackerman, Opus' VP of Northern California real estate, tells GlobeSt.com that given where Opus sees the market going, the asking full-service lease rate for the project will be "in the $50s."

The buildings will boast two-story lobbies and feature large glass windows for the sweeping bay and mountain views. Environmental features will include cool roofs, bike racks and showers, high performance glazing and water efficient landscaping. Other environmental elements include recycled building materials, low VOC adhesives, paints and carpet, and green housekeeping and maintenance.

Opus Architects & Engineers and Hoover Associates are the architects for the project. Opus West Construction Corp. will serve as the contractor. BT Commercial will serve as the listing real estate agent.
