The term of the lease is 10 years. Louis Durkin and Jason Schulz, both with Holly Duran Real Estate Partners, represented Optiver in the lease transaction. Andrea Saewitz and Lauren Alexander, both with J.F. McKinney & Associates, represented BentleyForbes in the transaction. The trading firm is currently subleasing about 10,000 sf at 311 S. Wacker Dr., Cobb says. The expansion is due to "organic company growth," he says. The plaza is attractive to tenants like Optiver, in part, because it offers various amenities for tenants such as the Tavern at the Park restaurant, which recently opened, and being located near Millennium Park, Cobb says.

The plaza is currently more than 91% occupied. Cobb tells GlobeSt.com that there are a couple of pending leases and he expects the plaza to be 95% leased by year-end. Major tenants in the buildings include People's Gas and McGraw Hill. However, the building could suffer a loss. Baker & McKenzie is the largest tenant in the towers, leasing approximately 240,000 sf at One Prudential Plaza, and has hired Jones Lang LaSalle and architectural firm Solomon Cordwell Buenz to consider the firm's options, as previously reported by GlobeSt.com. The lease rate for the buildings vary depending on the building, the floor and the size, but typical asking rates for the lower level is $15 per sf triple net and $22 per sf triple net for the upper level.

By the end of next year, tenants will have a new amenity as a restaurant is planned for the 40th and 41st floors of One Prudential Plaza. The floors were once the home of the Top of the Rock restaurant and an observation deck and, for the past 20 years, had been the location of the Plaza Club, a private club. The Plaza Club and two other clubs are merging and will be located at the Aon Center, Cobb says, opening up space for the restaurant. Cobb said there will be an official announcement on the restaurant in the near future and that it would take about a year for the space to be ready for the restaurant's opening.
