David and Meredith Avery, from Sandwich, acquired the land for $4 million. The seller was WB Holdings LLC, based here. Heather Devermann, with Inland Real Estate Sales Inc., brokered the sale.

The water park, called Waves of Fun Inc., will be a five-story building with a 50-foot water slide, surf and wave generator and a lazy river. Waves of Fun will also have a play area, arcade, concession stand and Tiki bar, Devermann says. The park is being developed by the Avery's along with Brad and Julie Inman, who area also from the area. The park is being modeled after water parks in the Wisconsin Dells, Devermann says. "There is nothing else like it in our area," she says. Construction is expected to begin shortly on the water park and plan to open the park next spring.

Sandwich Commons will be anchored by a 100-room Timber Creek Best Western which will have a 27,000-sf convention center. The hotel is currently under construction and expected to open around Thanksgiving with the conference center expected to open in February. The project will also have an estimated 30,000 sf of retail. Estimates for the cost to construct the water park or the Sandwich Commons development were not available. Sandwich Commons is filling an unmet need as there are no hotels in the area, she says. The goal of the development is to make Sandwich a destination for weekend getaways, Devermann says. Kendall County, where Sandwich is located, is the fastest growing county in the state and the second fastest growing county in the country, she says. The development is located adjacent to a Super Wal-Mart.

Four outlots at the development were also recently sold for a total of $2.1 million, Devermann says. The buyers were Chicago-based 3601 W. 53rd St. LLC and Naperville, IL-based CKG Real Estate Investment Inc., which will be constructing retail strip centers and Geneva, IL-based SCR Ventures LLC which will be constructing a restaurant, she says.
