Roy Chipkin, a first VP with CB Richard Ellis's Long Island operations, represented the civil and structural engineering and land surveying firm in the 10-year transaction. Richard Yaffe acted on behalf of Triangle Properties, the building's ownership.

Chipkin tells GlobeSt.com that the aggregate value of the lease is $2 million. "The firm needed the expansion space as it was awarded new municipal contracts," he says. "Also, the company needed an overall expansion and upgrade from its antiquated facility."

Chipkin explains that the location provided Hirani with the ideal opportunity to more than double its operations in Long Island. "The space was offered at below market rents and is situated within easy access to a number of major highways and adjacent to a shopping center," he says.

The single-story 30 Jericho Turnpike is a campus-style office building totaling 41,000 sf. The property is currently 90% occupied by a number of high-profile corporate tenants.
