VISALIA, CA-The San Diego-based Allen Group plans two additional industrial buildings totaling 280,000 sf that will be offered for lease at its MidState 99 Distribution Center here. The company, which specializes in logistics parks and industrial developments, plans one 139,590-sf structure called the MidState Hayes Building 5 and another building of 140,700 sf called MidState Hayes Building 6.

Both of the new buildings will be warehouse/distribution facilities and both are scheduled to be available for occupancy in April 2008. The MidState 99 Distribution Center at present has eight existing buildings totaling more than two million sf, which is 100% occupied. The tenants include VF Corp., International Paper Co., JoAnn Stores, Coast Distribution Systems, Workflow One, Worms Way, Bound Tree Medical, ORS Nasco and DATS Trucking.

The MidState development includes approximately 200 acres remaining for future build-to-suit projects of up to one million sf. The development team includes Taylor-Teter Partnership as architects and structural engineers, Lane Engineers Inc. as civil engineers and B.J. Perch Construction as general contractors.

David Hernandez, director of construction services for the Allen Group's California operations, comments that with a strong work force, lower land and lease rates and an affordable cost of living, Visalia “continues to become one of the hottest industrial markets in California's Central Valley.” Leasing for the two new Midstate buildings is being handled by Doug Burr of Burr Commercial.
