PLAINFIELD, IN-BFS Diversified, has leased 225,891 sf at Building 11 in the Plainfield Business Center at Airwest business park. The company, a subsidiary of Bridgestone Americas Holding Inc., produces building and roofing products.

Last month, BFS Diversified leased 166,000 sf in Duke Realty Corp.'s One West office building in Carmel, IN as its headquarters. Now the company is also leasing most of Opus North's 361,793-sf Building 11 for a lease rate close to $3.55 per sf, including 30 cents of operating expenses per sf.

Chad Lindley, real estate manager for Opus North, tells GlobeSt.com that the rest of Building 11, just completed in September, is yet to be leased. “We've had a lot of activity, there's a lot of companies looking for space.” Opus also has just completed the 135,000-sf Building 10, and is looking to have the 480,000-sf Building Nine completed in November. Both buildings were built on a speculative basis, he says.

Opus built eight other buildings in the park, totaling about 5.5 million sf, but sold all of them when they leased up. “We will look to sell these three once they are all online and have them leased,” Lindley says. The park is at about 94% occupied, with a lot of spec projects coming online in the next three to six months, he says. Jay Gehl and Stephen Adams with Hokanson Cos. represented BFS in the transaction, and John Huguenard and Michael Weisharr represented Opus.
