SUMMIT, NJ-Construction has started for Claremont Office Center, a 42,000-sf class A complex on 1.6 acres in this Union County city's Downtown area. Located at 535 Springfield Ave., the project is being done by an affiliate of Greenock Capital, a New York City-based private investment firm.

Claremont Office Center will combine an existing 19th century building occupied by Dr. William H. Risk, a prominent physician who came to Summit in 1873, with new construction. The existing building will be preserved and converted into office space and will be attached to new construction consisting of two floors of offices atop two levels of structured parking. WESKetch Architecture of Millington is the architect of record.

“We're combining the facade of the existing Risk Building with a new office building that provides the modern amenities that tenants require,” says Claremont/Greenock CEO Chris Innes. “This project, we believe, will offer tenants a space option unlike any other in the Summit/Short Hills area.”

And Claremont has hired CB Richard Ellis brokers Jeffrey Heller and William McCaffrey to find tenants for the property, which is located in the Morris Avenue corridor near Route 24 and Interstate 78. The space is currently listed on CBRE's website as divisible to 2,000 sf with an asking price of $50 per sf.
