VICTORVILLE, CA-A joint venture of Orange County's Stirling Enterprises and Denver-based DCT Industrial Trust has started construction on two logistics-oriented multitenant buildings totaling 233,773 sf targeting smaller users at Southern California Logistics Centre, the former George Air Force Base. The partners have signed five letters of intent with prospective tenants representing 22% of the two new buildings, which are expected to be completed in February of 2008.
The buildings are part of phase-one construction at the former air base, where Newell Rubbermaid already occupies a facility totaling 407,612 sf. The first phase will total 6.5 million sf over 350 acres of land.
According to Brian Parno, vice president of Foothill Ranch-based Stirling, which is the master developer of Southern California Logistics Centre, the two buildings will offer suites from 3,500 sf to more than 20,000 sf and are expected to generate between 100 and 200 new jobs for the High Desert region. The logistics center is an 8,500-acre multimodal freight transportation hub supported by air, ground and rail connections, and Parno calls the two new buildings “the first high-quality business space that caters to smaller businesses in the High Desert region.”
In April of this year Stirling Capital Investments broke ground on the Newell Rubbermaid facility. Newell Rubbermaid is an Atlanta-based global marketer of consumer and commercial products with sales of approximately $6 billion.
The 407,612-sf build-to-suit distribution building was recently completed, and the Atlanta-based company is now moving into the new facility. Plans are already under way to expand the Newell Rubbermaid facility to one million sf over the next five years.
As part of the phase one development, Stirling Capital will also develop a 296,000-sf distribution building for which construction is slated to begin this month. Stirling has executed an agreement with Cal Cartage, a third party logistics provider that manages more than 13 facilities in California, Chicago, Georgia and Mexico, to co-market the facility.
The building will be the first-ever logistics-oriented facility developed at SCLC and will provide warehouse management and logistics fulfillment services. The CB Richard Ellis team of Jay Dick, Darla Longo, Mark Latimer and Marc Santoro is responsible for marketing first phase facilities on behalf of Stirling.
