A Blumenfeld source tells GlobeSt.com that the current asking rent at the property is $29.50 gross, but could not confirm the aggregate lease value or taking price. The lease is for a 15-year term.

The source notes that the property is conveniently located at the busiest train station in Long Island. Other tenants at 100 Duffy Ave. include insurance company AIG and New York Sports Clubs.

1199 SEIU represents more than 275,000 members and retirees in New York, Maryland, the District of Columbia and Massachusetts. The source tells GlobeSt.com that some of the Union space was a consolidation from Lower Manhattan.

Apollo Real Estate Advisors and Blumenfeld Development Group acquired the Hicksville complex in 2005 and redeveloped it for multi-tenant office and other complementary uses. The three buildings at 50, 100 and 110 Duffy Ave. are located next to the Long Island Railroad's Hicksville train station and are within a mile of the Long Island Expressway, the Northern State Parkway and the Wantagh Parkway.
