Steve Delson, president of DBN, says that in addition to providing medical facilities that are tailored to the healthcare professionals who will occupy them, the project will also provide locally based medical services to the area's population. "Residents will no longer have to travel to neighboring communities for their healthcare needs," Delson comments.
The 78,000-sf phase that is now under way will consist of two two-story buildings totaling 35,000 sf and 38,000 sf, with individual units ranging from 1,500 sf. According to Delson, while the Hemet/San Jacinto Valley has achieved record population growth, the demand for both medical office space and practitioners has outpaced the existing supply and practices that serve San Jacinto.
Parkside Medical Center is located on the corner of Palm and Esplanade avenues, adjacent to Valleywide Regional Park and minutes from the Hemet Valley Hospital. Units within the project, which is slated for completion in the second half of 2008, are being marketed by Jim Nadal and Braden Berkley of Grubb and Ellis.
Moorefield Construction is the general contractor for the San Jacinto project, which is one of a host of developments either completed or under way by DBN, which develops retail, mixed-use, residential and office properties on new and infill sites.
Among the company's other projects is a mixed-use development featuring 23 residences over 12,000 sf of retail space, including a third-floor patio restaurant/bar on a half-acre parcel along Pacific Coast Highway and Del Prado at Ruby Lantern in Dana Point. The project will be one of the first to be developed in Dana Point Town Center.
DBN also has completed the initial phase of San Jacinto Esplanade, a 101,000-sf shopping center in San Jacinto, located at two major community arterials, Sanderson Avenue and Esplanade Avenue. The final phase of the project, on the western side of Sanderson, is slated to break ground late this year and will be located on nine acres directly across from phase one.
