SAN JOSE, CA- Critchfield Mechanical Inc. is relocating and expanding its headquarters to San Jose from Menlo Park. The mechanical contractor has leased a 167,807-sf warehouse here that has 7,500 sf of office space.
Its new location sits on 10.47 acres are 1901 Junction Ave., just off East Brokaw Road between the Bayshore (US Route 101) and Nimitz (Interstate 880) freeways. The building is owned by Green Valley Corporate and Santa Barbara Properties.
CMI designs and builds HVAC and plumbing systems for government, commercial and residential developments. The relocation and expansion gives the 40-year-old company a more central location in the Silicon Valley.
Rob Shannon and Joe Kelly of Colliers International represented CMI in the transaction. Brian Matteoni of CB Richard Ellis represented the building owner.
Shannon tells GlobeSt.com that CMI signed a 10-year lease for the building that includes an option to purchase the building in year two. The negotiated lease rate was not released by the parties involved; the advertised lease rate was $0.45 per sf per month (NNN).
The lease commences in December. CMI will be consolidating three Menlo Park locations into the building, including its headquarters on Campbell Avenue. Green Valley, the owner of its new home, acquired the building immediately prior to the lease agreement being signed with CMI. Prior to that, it controlled the property via a lease that included an option to acquire.
