A Shoma Homes spokesman tells GlobeSt.com that site work began on the project about a month ago. The residential and retail portions of the project will be constructed first. Construction of the office component will begin in 2008 with completion anticipated in 2009. The entire project is expected to be finished in 2010.

Sales of the residential units have started, but no units have yet been sold. Marketing efforts for the retail space have also begun, but no leases have yet been signed. "People call areas metropolitan, we call this area 'micropolitan,'" the spokesman says. "More people want to live in these types of areas where you can live, work, play and then some."

Residences of Park Square at Doral will consist of 257 townhomes, 61 carriage homes, 585 mid-rise condominiums and 24 lofts. One-, two- and three-bedroom units will range in size from 1,243 sf to 4,089 sf and are priced from the low $400,000s. The units will feature granite countertops and stainless steel amenities. The complex will include a clubhouse with reception hall and fireplace, ballroom, fitness center and pool. Sales will begin in the fall.

The office component of the project, called One Park Square, will consist of a six-story building with 932 parking spaces.

The project architect is Miami-based Zyscovich Inc.; residential sales are being handled by Miami-based Adonai, the Luxury Group; and office and retail leasing is being handled by Cushman & Wakefield.
