ALPHARETTA, GA-The insurance company Travelers Cos. Inc. has leased 177,715 sf at 1000 Windward for a new regional office. Travelers plans to take occupancy in the third quarter of 2008 of four floors in the 250,000-sf, five-story building.

Jones Lang LaSalle senior leasing director Jeff Frantz tells GlobeSt.com that the building was constructed 10 years ago as a build-to-suit project for GE Consumer Credit. After the master lease expires for the building this month, the building will be unoccupied. Travelers plans to consolidate existing offices in Alpharetta and Duluth into 1000 Windward. “Travelers chose the building because it is designed for their application,” Frantz says.

Frantz represented the landlord, Fulton Haven Investment Inc., and the ownership's investor advisor UBS Realty Investors LLC. Robert Ageloff and Duncan Gibbs, of the Dallas-based Staubach Co., represented the tenant. Jones Lang LaSalle is the exclusive leasing agent for the building and will assume property management responsibilities in November.

With the lease, 1000 Windward will be 70% occupied. “With roughly 70,000 sf of availability remaining at the property, there is an exceptional opportunity for tenants seeking class A office space in this high demand area,” Frantz says.
