ATLANTA-Three tenants have signed leases totaling more than 84,000 sf at two properties owned by Indianapolis-based Duke Realty Corp. With the three new leases, and two others signed earlier in the year, Duke's Atlanta portfolio is 92% leased.

American Express leased 51,825 sf at Huntcrest I, a 103,650-sf building at 1755 North Brown Road in Lawrenceville within the Hillside at Huntcrest office park. The company will absorb a large block of space vacated in 2006. Rob Metcalf and Nicole Janney, of CB Richard Ellis, represented the tenant. Duke leasing representative Wes Hardy represented the landlord. American Express will take occupancy of the space in January.

Also at Huntcrest I, Lexington, KY-based Office Suites Plus has leased 20,456 sf that will serve as outsourced office space for area employees. Travis Jackson, Christopher White and Allison Bittel, of Cushman & Wakefield, represented the tenant and Hardy represented Duke. Office Suites will occupy the space in January.

At Sugarloaf VII, Northbrook, IL-based Wiss Janney signed a 12,170-sf lease. Sugarloaf VII is an 80,053-sf building at 2915 Premiere Parkway in Duluth, located within the Business Park at Sugarloaf. The company was represented by Eric Ramer, of ICON Commercial. With the transaction, Sugarloaf VII is 95% occupied. Wiss Janney is relocating from another location in Gwinnett County and will occupy the space in the fall.

“Our re-tenanting efforts for Huntcrest and Sugarloaf VII began at the end of 2006 and, by signing these deals, we now have made significant progress,” Hardy says. “In concert with Duke's other recently executed deals in this submarket, we've seen the Sugarloaf office market tighten dramatically, with virtually no large blocks of available class A space remaining.”
