Atlanta-based Carter brokers Bradley Haertel and Kirk Diamond and Richard Chrismer, of Cresa Partners, represented the tenant. Craig Flanagan and West Hardy, of Indianapolis-based Duke Realty Corp., represented the landlord.

"After looking at various options in this tight market, we concluded it made sense for SunTrust to remain in the same park," Haertel says. "We were able to negotiate a new lease, at a great rate, that met all of SunTrust's requirements."

In the past three years, Carter has completed 15 transactions for SunTrust in five cities, totaling 153,716 sf.

Huntcrest II is a 105,015-sf, four-story class A office building near Sugarloaf Parkway and Interstate 85 in Gwinnett County that is part of the Hillside at Huntcrest complex. There is currently only 9,107 sf of available space in the property. Huntcrest I is a 103,650-sf building with only 22,701 sf of available space and Huntcrest III is a 134,524-sf building with 2,230 sf of vacant space.
