YONKERS-Joining the list of developers looking to build projects here is AvalonBay Communities. Mark Forlenza, VP of AvalonBay Communities, says the firm has filed a preliminary site plan for a rental apartment community totaling approximately 450 units.

The project is located on approximately 20 acres of land owned by the County of Westchester Industrial Development Agency. Forlenza says that Avalon is subleasing the property from Morris Cos. of Rutherford, NJ, which developed the Stew Leonard's and Costco stores nearby.

Forlenza says Avalon has filed a zone change application with the city. The site is currently zoned for industrial. "We have a long way to go," he says, noting the property will have to be rezoned and then the plan will have to undergo environmental and site plan review before construction could begin.

No costs estimates for the venture have been finalized and Forlenza says Avalon does not have any projected start date for the project to break ground. According to the plan as drawn up, about 338 apartments would be housed in a four-story building that will include a parking garage. Another four smaller buildings are to be built alongside the mid-rise building that will house 28 units each. The one and two-bedroom apartments will range in size from 650 sf to 1,500 sf. Monthly rents will run from $1,900 to $3,000.

The development will be built in back of Stew Leonards's. Access to the community would be from an extended Stew Leonard's Drive, Forlenza says.

A native of Yonkers and a graduate of its public schools, Forlenza says that Avalon Yonkers would be the Alexandria, VA-based firm's first development here. "I am really familiar with the area and always thought Yonkers to be a great location," he says. "For years I have been looking for a place to build in Yonkers."

Avalon is currently constructing a 393-unit development in White Plains. The firm, which has built approximately 6,000 rental units in the New York-Connecticut region, is preparing to break ground in the next few months on a 311-unit project in Norwalk, CT and 100-unit communities in Shelton and Wilton. Avalon is also in the approval process to build a 444-unit development in the Nob Hill section of Greenburgh, NY.
