FLOWOOD, MS-Trademark Property Co. has signed three anchor tenants for its mixed-use, 540,000-sf Market Street Flowood. JCPenney, Dick's Sporting Goods and Bed Bath & Beyond are taking 174,016 sf in the $60-million project.

Construction began in the summer on the 45-acre site on the northeast corner of Lakeland Drive and Old Fannin Road. The initial phase consists of anchor stores facing Lakeland Drive as well as Cheddar's Casual Cafe and Corner Bakery Cafe. Within two weeks, the Fort Worth-based developer plans to break ground on the next phase–more retail, roughly 100,000 sf of office space and a 120-room to 130-room hotel surrounded by green space and featuring a fountain. Terry Montesi, Trademark's CEO, tells GlobeSt.com that the hotel operator has been selected and contract negotiations are under way.

“This is a hybrid project, part power community center and part town center,” Montesi explains. He says the anchors will open in mid-2008, with the remaining space coming on line later in the year or early 2009. Trademark Properties is leasing the project, which was designed by O'Brien & Associates Architects of Dallas. Harrell Construction Co. Inc. of Jackson, MS is the general contractor.
