CHICAGO-The federal General Services Administration is leasing 33,351 sf at Citigroup Center, 500 W. Madison. The space will be used by the US Census Bureau. The term of the lease is five years, says Ann Tomlinson, senior vice president with MB Real Estate, which manages the building. Citigroup Center is owned by GE Real Estate.

The Census Bureau chose the space because of “the size of the floor plates, the proximities to trains and the central location downtown and the amenities in the building and in the immediate area,” Tomlinson says. There are 25 dining options and more than 20 retail shops which are located inside the building. “The building is in the center of the bustling West Loop and we are connected to the (Metra) Ogilvie Transportation Center and across the street is (the Metra) Union Station,” she says. The building is also near the Dan Ryan expressway.

Chicago-based Reed Illinois Corp., lead by project executive Robert Maginot, is completing the office build out on the 16th floor of the 40-story building. Mekus Studios will provide architectural services for the project, which is expected to be completed in January. The space at the Citicorp Center will be the Census Bureau's regional office and is expected to create 250 jobs for Chicago, according to a press release from Reed Illinois Corp.

The 1.4-million-sf high rise is currently 91% leased, Tomlinson says. Other major tenants in the building include the US Department of Education and Orbitz, Tomlinson says. The US Department of Education signed a 10-year lease for 92,902 sf earlier this year, as reported by GlobeSt.com. The asking lease rate is between $16 per sf and $26 per sf, net depending on the location in the building, the size of the space and the length of the term, Tomlinson tells GlobeSt.com.
