"We negotiated with Broadway and at the closing table these 10 buildings transferred from Beacon to Broadway and then over to us," he explains. The buildings Monday Properties acquired were the 1.1 million-sf Twin Towers, 1000 Wilson Blvd. and 1100 Wilson Blvd.; 325,830-sf 1101 Wilson Blvd.; 145,702-sf 1200 Wilson Blvd.; 280,259-sf 1701 N. Fort Myer Dr.; 359,724-sf 1400 Key Blvd. and 1401 Wilson Blvd.; 241,844-sf 1501-1515 Wilson Blvd.; and 2990 Telestar Court, which is 82,326 sf.

Monday Properties has since signed on several new tenants including a few deals in which the ink is barely dry, Wharton says. "We just signed a five-year deal with US General Services Administration, which is taking 19,000 sf at 1000 Wilson Blvd. for the US Department of State. Monday Properties also signed a five-year contract with Northrop Grumman Corp., which is taking roughly 17,600 at 1101 Wilson Blvd. Wharton says that at approximately 125,000-sf, Northrop Grumman is one of the largest tenants in its Northern Virginia portfolio. The company also recently signed a 10,627-sf renewal at 1501 Wilson Blvd. and a 4,754-sf sublease for Millenium at 1101 Wilson Blvd.

The company has also inked a 1,946-sf expansion for the American Psychiatric Assoc., a 4,117-sf renewal for Gulfstream Aerospace and a 9,957-sf renewal for the regional offices of Monday Properties at 1000 Wilson Blvd. In addition, Wharton adds, "there is another 50,000 sf of deals in the pipeline expected to be signed by year-end or sooner."
