Matt Carter, senior vice president for Innovative Developers Inc., tells GlobeSt.com that ground will break in 30 days on the office project for Dr. Bill Bonnell. The development plan for 3737 Hulen St. requires adding a parking lot to Bonnell's dental clinic across the street because employees have long used the one-acre tract for parking overflow. The owner of record is K/NECI Ltd., Bonnell's investment partnership.
Bonnell intends to set up an office part of the new building's second floor and find a tenant for the balance. He says all-in development costs are still being fine-tuned. Based on current construction costs, the bricks and mortar alone is roughly $1.2 million. Bonnell has amassed nearly a full city block along Hulen Street, a primary thoroughfare supported by higher end residential and retail.
Carter says Innovative Developers sourced the tenant for Bonnell, but he's not discussing the terms. The Republic Title branch plans to use the office for an 11-employee operation focused on residential title work. The building will deliver in fall 2008.
Schwarz-Hanson Architects of Fort Worth designed Bonnell's building. Dak Hatfield is Innovative Developer's developer for the project and Matt MacLeod is the project manager.
