SYCAMORE, IL-Ideal Industries Inc., based here, has started the second phase of the Sycamore Prairie Business Park, at the intersection of Bethany and Peace roads. The 235-acre business park is expected to have a total of nearly one million sf of mostly industrial space when complete, says Bruce Granger, senior vice president with Grubb & Ellis, which is marketing the park. The cost for the project was not disclosed.

The park is near the Interstate 88 interchange at Peace Road. "There is approximately 50 acres that is currently having roads and infrastructure developed as the second phase of the park," Granger says. The infrastructure work is expected to be completed in the spring, he says. "Suter Foods is the most recent addition to the park," Granger says. The Suter Co., based here, recently acquired 13 acres at the park. A 50,000-sf warehouse is complete soon and is expected to open on Dec. 1. Suter expects to expand in phases on the additional land.

Construction will begin in late fall on a new corporate headquarters and service center for Cortland-based Superior Industrial Equipment Co. on a 1.5-acre site acquired by the company. There will be a flurry of construction in the spring including a 30,000-sf corporate headquarters and warehouse facility for Ample Supply, based in Huntley. Foxfield Construction, based in Bartlett, acquired a nearly 1.3-acre site and plans to start construction in the spring on a 15,000-sf speculative building.

The first phase of the park began about seven or eight years ago, Granger says. Approximately two-thirds of the space in the park is currently spoken for with the land either occupied or acquired. Occupants in the park include EnCAP Inc., Continental Custom Ingredients Inc., DeKalb County Farm Bureau, and Ideal, according to information from Granger and a website for the business park. There is land available for sale, land available for build-to suits and buildings available for both sale and lease, he says. The asking sales price for land in the park is $3 to $5 per sf, depending on location in the park, Granger tells GlobeSt.com.
