ANTIOCH, IL-IDI, based in Atlanta, is developing a 200-acre industrial park near Route 45 and Route 173. The $200-million Antioch Corporate Center will have between two million sf and 2.5 million sf of space when complete, according to the company.

Principal Jack Rosenberg and associate Frederick Regnery, both with Colliers Bennett & Kahnweiler, are the marketing and leasing agents for the park. The majority of the buildings will be industrial space with approximately 500,000 sf of office space planned, Rosenberg says.

IDI will begin construction next summer on a 428,000-sf speculative industrial building, says John Benson, VP of leasing and development for IDI. The speculative building is expected to be complete in the first quarter of 2009.

The building will likely have one or two tenants. IDI is constructing the building to have product available because of a "complete lack" of large industrial space available in the area, Regnery says.

Once the building is completed, IDI will likely construct another speculative building. "Their philosophy is to always have a building under construction [here]," Rosenberg says. "A lot of people that need space do not have enough time to wait nine to 12 months" for a building to be completed, he says. Asking lease rates are still being determined.

The park is expected to also have build-to-suit facilities that could offer more than 100 acres if a major corporation wanted their corporate headquarters in the park, Rosenberg says. There have not been any contracts signed yet, but Rosenberg and Regnery have been meeting with companies, Rosenberg says. The two recently met with a Gurnee company and are working on site plans. A contract could be signed possibly as soon as 30 to 60 days, Rosenberg says.

The park is less than two miles west of the interchange at Route 173 for Interstate 94. IDI chose the location because it is in Lake County where there are few land parcels available for a park of this size, Benson says. The new park will have 47 acres of open space, including walking trails along North Mill Creek and a wildlife habitat. The park will have several environmentally friendly features, such as landscaping designed to reduce the need of irrigation and a naturalized storm water management system, he says.
