former Robert Mueller Municipal Airport.
According to Whelan, Catellus had interest in the site from a large number of retailers, including department stores, clothing stores and other home improvement stores. He says his company, a division of the Denver-based industrial REIT ProLogis Inc., chose Home Depot because it "embraced" the project values of the Mueller redevelopment.
"They committed to highest sustainable development standards," Whelan tells Globest.com. "Under the Austin Energy Green Building Program, the minimum requirement for the site would be a two-star rating. Home Depot has committed to a three-star program."
The city's green building rating system, Whelan explains, is similar to the US Green Building Council's LEED program. The Home Depot building will feature use of natural light, water efficient plumbing and energy efficient lighting. More than 50% of the waste generated during construction will be recycled. In addition, Home Depot says it will offer a wide selection of green building materials in the store's merchandise line.
Whelan says construction of the Home Depot building and an adjacent 40,000 sf of retail space will complete the 420,000-sf retail portion of this phase of the Mueller redevelopment. Existing tenants include Bed Bath & Beyond, Best Buy, Marshalls and Shoe Pavilion. Another 300,000 sf of retail will be built in a later phase.
The Mueller property, which served as the city's primary airport until completion of the Austin-Bergstrom International Airport in 1999, covers 711 acres in Central Austin. In addition to retail, the Catellus redevelopment will include extensive office, medical and R&D space along with more than 4,600 apartments and single-family homes. Whelan says construction has begun on the first 350 single-family homes and a 442-unit apartment complex.
