"West Broward continues to be an exciting and dynamic office market, and we're confident in its future success," says Duke executive vice president, Southeast region Sam O'Briant, in a prepared statement. "With its access to the airport and primary interstate arteries, Sawgrass Pointe II is well positioned to take advantage of South Florida's continuing economic growth."

Duke senior vice president Ed Mitchell tells GlobeSt.com that Duke decided to move forward with the building, which will be a three-story tilt-up building, because of the success it has experienced with the rest of the buildings in the park. Leasing efforts for the building have started, but no signed leases are yet in place. Mitchell anticipates that it will attract the same Fortune 500-type tenants that the rest of the project has attracted. "It's been an extremely successful park and we wanted to jump on the bandwagon," Mitchell says.

Duke has developed more than 480,000 sf of office space within the park, which is 95% leased. Among tenants in the park are All About Staffing, Xerox, Metro PCS, Leiby Sterns and Hardesty & Hanover. There is one remaining undeveloped parcel slated for the 90,000-sf Sawgrass Pointe III office building. Construction of that building, which will be similar to Sawgrass Pointe II, is expected to begin in mid- to late-2008, Mitchell says.
