ST. AUGUSTINE, FL-Home appliance and consumer electronics retailer HHGregg has signed a 71,760-sf, multi-year lease for space within First Coast Distribution Center.The center is a one-million-sf, four-building speculative project.

The lease is the first signed for the project. HHGregg will occupy space within Phase one, which is a 203,320-sf building. The building will include 32-foot clear ceiling heights, column space of 52 feet by 58 feet, 11,960-sf bays, 120-foot truck court, TPO membrane roof, an ESFR type IV sprinkler system and extra on-site trailer storage and parking. The remaining 131,560 sf in the building is still available for lease. Construction on the building began in July and it is expected to be completed in February. The project cost for the first phase is expected to be $20 million, with the entire project cost expected to be up to $60 million.

HHGregg selected the location because it has several stores throughout Northeast Florida and was seeking a facility that would meet location and quick delivery date demands. Jeff Graham, president of King Commercial Realty/Corfac International, represented the owner and developer Graham & Co./Corfac International in the lease. King Commercial Realty serves as the exclusive leasing agent for First Coast Distribution Center.

The three additional buildings planned for First Coast Distribution Center are the 64,896-sf building two, the 208,000-sf building three and the 500,864-sf building four. Located within the St. Augustine Industrial Park, the center has access to the Interstate 95 interchange and Highway 207. Other tenants within St. Augustine Industrial Park include Tree of Life Distribution, Georgia Pacific and 84 Lumber.
