Cushman & Wakefield of Florida, Inc. is the exclusive leasing agent for the office and retail components of the project. Sky Development COO Gavin Susman tells GlobeSt.com that tenants secured for the project could not be specifically named but includes a 5,000-sf restaurant, a 10,000-sf high-end grocery store, a 1,500-sf fashion clothing store, an 8,000-sf law firm, a 7,500-sf accounting firm, and a 7,500-sf jewelry importer. With the leases, 25% of the space has been secured.

"There are only two other office buildings in Aventura that are classified as class A," Susman says. "Some of the tenants of those buildings have expressed interest in moving here."

The project, on 7.5 acres, is being developed by locally based Sky Development Inc. It will consist of townhomes; two-story condominiums and private penthouses; an eight-story, 150,000-sf class A office building; approximately 50,000 sf of ground-floor retail and a hotel. Suites in the office component will range from 1,000 sf to 150,000 sf. Tenant spaces in the retail component will range from 1,000 sf to 24,000 sf. Miami-based Arquitectonica is the project architect. Coral Cables-based Paradigm Interiors Inc. is the project interior designer. Related Cervera Realty Services is the exclusive sales agent for the residential sales, which are now under way.

The project will be constructed in phases. Construction of the first phase will begin in the first quarter of 2008 and will include the office component, a portion of the retail component and the parking garage consisting of 1,027 spaces that will serve the various components of the project. Construction of phase two will begin in the second quarter of 2008 and will include the townhomes and residences. Construction of phase three will begin in the first quarter of 2009 and will include the hotel and the rest of the retail space.
