Charlie Corson, principal in the locally based firm, tells GlobeSt.com that the architect will be picked in late January for the as-yet unnamed project on dirt bought from Houston-based Perry Homes and Newt Walker, a local investor and broker of Dallas infill properties. The sellers quietly marketed the site after retreating on a plan for another phase of the Village at Henderson in the Knox-Henderson corridor where an eclectic and trend-setting mix has emerged in new, redeveloped and renovated residential and retail space in recent years. With the sale, the corner's four quadrants all will be sporting new retail and residential projects by 2009.

Corson says the "amenities" of the Henderson corridor "is what attracted us." If all goes as planned, ground will break in the fall. "We will look at the planned and existing architecture in the area and try to do something different but significant," he says.

Corson was a founder and principal of Dallas-based Staubach Capital Partners, joining his long-time friend Mark Zale after the other partnership dissolved in early 2006. The first units are just now delivering at Zale|Corson's first project, the 398-unit Tribeca at 8401 Memorial Lane in Plano. The estimated $50-million complex, with nine buildings, has units averaging 910 sf and $1.30 per sf in rent. Corson says they own another eight acres beside the 11.8-acre Tribeca for a 240-unit second phase, which is penciled to get under way next summer.

The Henderson-Belmont tract, like the Tribeca's land, was picked because it's in a high-barrier-to-entry area with ample amenities within walking distance, according to Corson, who emphasizes that's the criteria for future choices as well. He adds the partners, who plan to build a portfolio, hope to start at least one project per year. But, he stresses "it's going to be opportunity driven."
