MOKENA, IL-TCB Design Build, headquartered in Tinley Park, IL, has completed an 80,352-sf building at Corporate Corridors of Mokena, a business park on 250 acres on 88th Avenue, between 187th and 191st streets. M. Cooper Supply, a wholesale plumbing distributor, is relocating to 8605 Spring Lake Dr. from two facilities totaling about 40,000 sf in nearby Orland Park, IL including a 20,000 sf building at 15657 S. 70th Court.

The company is doubling its space because it has had a lot of growth, and to accommodate future growth. Approximately 13,000 sf of the 80,352-sf building is office space. The company acquired the build-to-suit facility, which is on a 6-acre site, for an undisclosed price.

The park will have approximately 2.5 million sf of build-to-suit and speculative buildings when completed. The value of the business park, when completed, is estimated between $125 million and $150 million, says Greg Freehauf, president of TCB Design Build.

Cooper Supply did not have the ability to expand at its locations in Orland Park and chose Corporate Corridors of Mokena, in part, because of tax incentives available at the park and lower taxes in Will County, as compared to Cook County, Freehauf says. "Corporate Corridors has a reduction in sales tax in the park," he says. The distributor is the first occupant of the park. The build-to-suit facility has warehouse space, offices and a showroom. Arete3 Ltd. was the architect for the building. SpaceCo. Inc. was the civil engineer for the project.

Construction is underway on two additional buildings in the park. TCB is constructing a speculative industrial building directly west of the Cooper Supply building site. The approximate 26,000-sf building is expected to have two tenants. The shell of the speculative building is expected to be completed in April. TCB is also constructing a 50,000-sf office facility on 187th Street, west of 88th Avenue. Zenith Advisors will be leasing about 25,000 sf of the office building. Zenith is currently leasing space in downtown Chicago, he says. The office building is expected to be finished in April or May. Additionally, "we have RFP's for build to suit for a (40,000 sf) office warehouse building with outside storage…(and) a three-story 40,000 sf office building," Freehauf tells GlobeSt.com. TCB also is developing the 50-acre Mokena Crossings and the 20-acre Corporate Corridors South in Mokena.
