The company's executive team inked a three-year, flat-rate lease for 8101 Tristar Rd., a 137,237-sf building now sporting an 85% occupancy, Mark Graybill, director of Dallas-based Lee & Associates DFW, tells GlobeSt.com. "It was a very quick turnaround," he says. "They were just looking for distribution space in a central location."

Graybill says Ten Bears, which distributes textile products to retailers, took as-is space to lock down the centralized location for its employees and get the operation up and running by February. Ten Bears' other warehouses are 3025 Roy Orr Blvd. in Grand Prairie, 1001 S. Mayhill Rd. in Denton and 650 Edmonds Lane in Lewisville.

Graybill and Lee & Associates' principal Trey Fricke lease the 24-year-old building for San Francisco-based Rreef North America, which has a $3.75 per sf, triple net rate hanging on the space. Phyllis Garcia of Vintage Realty in Dallas represented Ten Bears.
