David Stein, managing principal with Steinco Corporate Real Estate Advisors in Chicago, says the private equity trading firm has been a tenant in the 21-story tower five years. DRW was represented in the lease transaction by Steinco. Mark Gunderson, with Jones Lang LaSalle, represented the two-month owner,Dallas-based Behringer Harvard. The tower was part of a four-building, 3.2-million-sf portfolio that traded for $832.5 million.
The 10 S. Riverside Plaza is now 90% leased. Major tenants include accounting firm Blackman Kallick, which expanded this summer by 13,495 sf to about 70,000 sf, as well as Earth Tech and Zurich NA Insurance. The asking lease rate for the building is $20 per sf to $23 per sf net.
