The Cushman & Wakefield of Texas Inc. team of Kurt Griffin and Natalie Kampen started the site search about nine months ago for the Elyria, OH-based manufacturer of wheelchairs and disability scooters. Kampen says renewal talks ramped up about three months ago.

"There really were only a handful of good quality 30-foot clear buildings with ESFR systems in the parameter we were looking," Kampen tells GlobeSt.com. "And, ultimately we decided the economics didn't make sense." The search was concentrated on warehouses and distribution centers south of Dallas/Fort Worth International Airport, she explains.

Kampen says Invacare's second metroplex location--3700 Pinnacle Point Dr.--still has time left on its lease for roughly 60,000 sf. So, she adds, the consolidation has "been put on hold" for now.

The 360 Commerce Center is owned by an affiliate of Chicago-based Walton Street Capital. It acquired the 281,200-sf distribution center, developed in 2002, in a portfolio purchase last July from San Francisco-based CalPERS. Toby Rogers, formerly with CB Richard Ellis, represented Walton Street.
