Newmark Knight Frank Capital Group is marketing the Errol Flynn Estate on behalf of his third wife and widow, Patrice Wymore Flynn. The firm's senior managing director Kenneth Zakin tells GlobeSt.com that the most likely buyer for the property would be a developer of a high-end resort, with a golf course and spa. It could also potentially attract an "eco-friendly" development, given the unspoiled nature of the grounds, which Patrice Flynn has used as a cattle ranch.
Port Antonio is on Jamaica's northeast coast, a remote part of the island that has not experienced the tourism boom of other island towns. It is also harder to reach, a two hour's drive from the island's Kingston airport. However, both the Jamaican government and developers are taking a renewed interest in the area.
The Jamaican national elections, held on Sept. 3, opened up significant opportunity for development in the region. The newly elected Jamaica Labour Party government has a pro-growth agenda, according to Zakin, and it is committed to expanding tourism beyond traditional areas and developing the high-end accommodations market. Daryl Vaz, member of parliament for West Portland and Minister of State in the Office of the Prime Minister, explains in a statement that the Parish of Portland, which encompasses Port Antonio "has been specifically targeted as the logical and ideal place of future growth, given the area's reputation for exclusivity, natural beauty and an unspoiled character. In the past, the region has not received the attention that it merits; however, the new government, through a series of public/private partnerships, will ensure that sensitive development occurs."
According to Zakin, part of that development could include a new airport and new highway infrastructure that would make Port Antonio easier to reach. He has toured the Flynn estate with some interested developers, who have also met with government officials to discuss infrastructure improvements. "Port Antonio is a jewel," Zakin says. "It's a very special place that Jamaicans recognize, and they want to develop it right."
One recent improvement has been the upgrading of Port Antonio's marina. Targeting luxury yacht owners it reopened under the name the Errol Flynn Marina.
"The support is there on the part of Jamaica's local, regional and national governing bodies for intelligent and sensitive large-scale resort development on this magnificent tract," Zakin says.
