The center will be anchored by a 38,144-sf Sweetbay Supermarket and will also include 16,000 sf of specialty shops and three outparcels for businesses, such as banks or restaurants. The center is expected to open in July 2009.

Crosland's Retail Division senior vice president Mike Wiggins tells GlobeSt.com that the project cost is just over $13 million. Leasing efforts for the specialty shop and outparcel space have not yet started, but he anticipates that the space will attract necessity retail tenants.

Wiggins notes that the center is the first new retail project to be constructed in Davenport in the last 10 years. "Davenport Marketplace is designed to fill the niche for a neighborhood shopping center that can meet the needs of this high-growth area," he says. "Strategically located in North Polk County, this development will serve as a hub to connect neighborhoods with value-added retail options."

The center, which will serve approximately 13,000 residents, will be located in the growing US 27 corridor in an area considered to be the gateway to Davenport. "This marketplace will serve as a much needed addition to the residents of Davenport," says Holly Hill Fruit Products Co. president Warren McKnight, who is a partner in the project. "A strongly anchored neighborhood shopping center is essential to sustain the community's future growth."
