Kaufman Realty Group president Craig Kaufman tells GlobeSt.com that the lease represents an expansion and relocation for Xiocom Wireless. The company is in the process of moving in. The company will occupy space formerly occupied by a subsidiary of Microsoft. "Xiocom took an existing space, which was furnished, as is," he says. "The space will not require retrofitting."

Kirk Rich, of Rich Real Estate Services, represented the landlord. David Nash, of Nash Commercial Inc., represented Xiocom Wireless.

Since acquiring the property, Kaufman has signed 31 leases totaling more than 140,000 sf at Gwinnett Center. Among other leases signed include a 41,000-sf renewal of Reynolds & Reynolds. "We've been very proactive in marketing the space," Kaufman says. "We have an on-site leasing center and use a short-form lease that's only six pages which makes it easier for tenants."

Gwinnett Center is located in northeast submarket of Atlanta, just east of Interstate 85 at Pleasant Hill Road. "Gwinnett Center is located in an older part of Gwinnett County. Ten years ago, there was a lot of development outside of this area and now you're starting to see development backfill into this area," Kaufman says.
