The two-story Forest Park Medical Center, totaling 66,100 sf, will be built on 4.35 acres at the corner of US Hwy. 75 and Forest Lane, tucked between HCA's Medical City and Presbyterian Dallas. The managing partners of the physicians group are Drs. Richard Toussaint, Wade Barker, Robert Wyatt and Corazon Ramirez, who are unfazed by the competition in the pocket.

"That location for our hospital, as well as theirs, is a very central location to the main core of Dallas and the highway system," Wyatt explains about their choice of sites. The acreage, bought from Ty Commercial of Dallas, is considered to be the last premiere site inside the Interstate 635 loop.

Wyatt tells GlobeSt.com that Forest Park Medical Center is envisioned as a complex with 90,000 sf of medical office space as a "certainty" and a seniors' assisted living facility as one of the possibilities for future expansion. A medical office building would "enhance the project," he says, "but it's not necessary for its survival."

The managing partners are counting on Forest Park Medical Center's high-quality design and doctor-controlled administration to set it apart from the competition. "This is not intended to be for just wealthier patients. We will be participating in Medicare. It's just a very, very high-quality hospital where the physicians control the care they provide," he stresses.

Dallas-based Staubach Co. has kicked in equity for the project, the first of several that's being weighed in partnership with the physicians. Staubach senior project manager Derrick Evers and senior vice president Brad Blankenship are overseeing the development of Forest Park Medical Center, which is awaiting its permit from the City of Dallas. The 26-bed hospital, with eight operating suites, is slated to deliver in first quarter 2009.

Physician Synergy Group of Dallas will manage the hospital. Ascension Group Architects of Arlington designed the contemporary-style hospital and Minneapolis-based Adolfson & Peterson Construction Co.'s Richardson team is the general contractor.

[IMGCAP(2)]Rob Booze, Ascension's managing principal, says the average suite is 280 sf. The design includes VIP suites, floor-to-ceiling windows in each room and hotel-type amenities. "They really are capturing curbside confidence with this facility. It will be a facility of choice," he says, "and be a recognizable landmark in the North Dallas area."

The number of physicians in the group is steadily increasing. The roster of services now includes bariatrics, spine care, gynecology, orthopedics, otolaryngology, pain management, general surgery, plastic surgery and craniofacial and reconstructive surgery.

Forest Park Medical Center has the group's focus for now. But, Wyatt adds similar projects are likely to follow "it it's as successful as we hope it will be."
