The two three-story office buildings have an aggregate of 86,000 sf. The one at 223 Wilmington-West Chester Pike, which is Route 202, was built in 1991, and the other, at 225, was completed in 2002. At the time of the sale, the complex was 84% leased, according to Dan Mayock of the Philadelphia-based Flynn Co.

Mayock and Brian Fiumara of Flynn represented the seller in the transaction. Mayock tells GlobeSt.com that when Oaklands developed the second building, it added extensive landscaping and created a common courtyard to integrate the buildings. The major tenants are State Farm Insurance and Idearc Media, which is a spin-off of Verizon Information Services.

Luis Cozza of New York City-based Time Equities represented the buyer in house. Berwyn-based Merion Commercial Realty Inc. has been handed the leasing and management. Mayock says the asking rent rate ranges between $22 per sf and $24 per sf, plus electric.
