The reworked lease keeps the 252,776-sf office/warehouse at 40151 Freeport Pkwy. at 100% occupancy for Denver-based DCT Industrial. "What we were able to offer was contiguous to their other space," says Blake Kendrick, associate for Dallas-based Stream Realty Partners LP. He tells GlobeSt.com that Wistron will be moving into space that zipper manufacturer, YKK Group of Japan, was about to put on the sublease market. DCT Industrial stepped in and terminated the lease to strike a seven-year deal with Winstron.

Winstron, a tenant since March 2005, will move into its extra room in 30 days, according to Kendrick. The D/FW Trade Center space was being marketed for $3.45 per sf, triple net.

In addition to Kendrick, the Stream team included managing director and partner Chris Jackson and vice president Bob Hagewood. Trey Fricke and Mark Graybill, principals of Lee & Associates in Dallas, represented the tenant.
