SJP Properties has unveiled plans to seek LEED certification for its two new class A office towers on both sides of the Hudson River—11 Times Square in Manhattan, currently under construction, and Waterfront Corporate Center III in Hoboken.
"Today, more than ever, corporations are seeking buildings that are operationally efficient as well as environmentally conscious," says Steven J. Pozycki, president of the Parsippany-based SJP Properties. "We're committed to exceeding these corporate needs with our LEED-certified developments in New York and New Jersey."
Together, 11 Times Square and Waterfront Corporate Center III add up to more than 1.6 million square feet of office and retail space. Both buildings "will be high performance, energy efficient and environmentally responsible developments, utilizing sustainable and renewable resources to minimize environmental waste and pollution, optimize indoor air quality and seek to reduce or eliminate VOC- emitting materials," Pozycki says.
"We intend to further build on our commitment to environmental efficiency and sustainable design practices with our suburban portfolio," Pozycki adds. "We intend to set the highest possible green standards for our developments in Parsippany, Bridgewater, Iselin and throughout the New Jersey, New York and Pennsylvania market."
Eleven Times Square is currently the largest spec development in Midtown Manhattan. The 40-story, 1.1 million-sf tower, which is two months ahead of construction schedule, is being built on the last approved development site in Times Square, the final piece in its revitalization. The site is at the corner of 8th Ave. and 42nd St.
"Less than a handful of new buildings will come close to meeting the environmental standards of 11 Times Square," says Dan Kaplan, senior principal at FX Fowle, architect of 11 Times Square. "It will set a new standard for responsible environmental development. The tower will be an extraordinary, environmentally-responsible modern building, befitting its marquee location."
Preparations have also started on Waterfront Corporate Center III, a 14-story, 550,000-sf commercial and retail tower on the riverfront in Hoboken. It represents the third and final office building at SJP's Waterfront Corporate Center, which is already home to such tenants as Marsh & McLennan, John Wiley & Sons' world headquarters, Sumitomo Trust and Mizuho Securities.
"Waterfront Corporate Center III will represent a leap forward for commercial office buildings in New Jersey related to mechanical and electrical engineering systems," says Arthur Metzler, managing principal at AMA Consulting Engineers, the design engineer for WCC and consulting engineer for 11 Times Square. "The New Jersey marketplace hasn't seen a focus on green buildings in the speculative commercial office building arena."
