Ace will use the space as a training center. The space includes 9,000 sf of office, corporate storage and approximately, 47,000 sf to 48,000 sf that is a simulated store with a rental department, says Warren Seil, VP of Morgan/Harbor Construction. The training space will help in the hardware company's "ability to train their employees…and the ability in the future to do rentals," he says.

Morgan/Harbor, headquartered here, completed the build-out. Cornerstone Architects was the project architect. David Lind, with CB Richard Ellis, represented Ace in the lease transaction. The cost for the build-out was approximately $900,000, Seil says.

The $8-million building was completed last summer on a speculative basis, as previously reported by GlobeSt.com. Morgan/Harbor constructed the building with Cornerstone as the building architect and Spaceco as the civil engineer. Agile Trade Shows has a five-year lease for 16,343 sf of warehouse and National Salad Oil signed a five-year lease for 22,200 sf of warehouse.
