The 3.5-acre, 568,000-sf project will include a 150,000-sf, class A office building, 86,000 sf of retail and a 213-room Hilton Garden Inn. Epicure Market, the Miami Beach specialty foods store, has signed a letter of intent to lease 37,000 sf for a new marketplace and restaurant. The office building, which will have 17,000-sf plates, is being designed by Dorsky Hodgson Parrish Yue. The project is expected to be completed in 2010.
Taylor Development and Land Co. president Harvey Taylor tells GlobeSt.com the project will be multi-leveled, but the hotel and office buildings will be 10 stories. Office leasing efforts will be handled by Transwestern. Koniver Stern is handling leasing efforts for the retail.
One tenant has been signed for the office building, but Taylor did not release the name of the tenant. He anticipates the office building to attract professional service firms, such as law and accounting firms. Taylor adds that the ground-floor retail space is expected to attract service-type retail. The second floor will be dedicated to office-service retail tenants, such as travel agencies, photography studios and gymnasium/spas.
The project is located two blocks west of Brickell Avenue adjacent to the Brickell Avenue Publix. It is in close proximity to the Metromover and Metrorail station stops and Interstate 95. "The Brickell address is well-known, but so is the congestion," Taylor says. "This project will have great access to both public transportation and Interstate 95."
