Naparsteck and Gregory Wright, SVP, represented Bridge Development Partners in the sales transaction. Dave Mitidero and Marc Gensler, both with Epic/Savage, represented the buyer. The building, which is near Interstate 290, was constructed in 1967 and has 18 feet clear height and 18,000-sf of office space. Uranus will occupy about half of the building.
Greenspon had previously been involved in a business that sold organizing products for the home, and was recently bought out by his business partners. He decided to use the proceeds to buy a facility for his new business as opposed to rent space, Naparsteck says. Naked Juice has a lease for approximately 100,000 sf in the building through 2010, but currently only occupies approximately 1,000 sf, he says. The asking lease rate for the building is $3.75 per sf, net.
