The center's anchors include Marshall's, Linens 'n Things, Michael's and Petco. Two others have committed to anchor space, but they have yet to be named. Hammock Landing will have more than 120,000 sf of small shops and restaurants.

The project is a joint venture Chattanooga, TN-based CBL & Associates Properties Inc. and the Amherst, NY-based Benchmark Group. The architect on the project is Chattanooga-based Artech Design Group and the general contractor is Chattanooga-based EMJ Corp. The project cost has not yet been released.

CBL & Associates Properties Inc. vice president development Geoff Smith tells GlobeSt.com that all of the anchor space has been committed, along with a substantial amount of the smaller shop space. The center is located on 78 acres 45 miles east of Orlando along one of the most heavily traveled roads in the area.

"There's a substantial economic base in the area from the aircraft and tourist industries," he says. "Also, Melbourne is the weekend beach getaway spot for people who live in Orlando."

Construction of the expansion of Palm Bay Road to six lanes is expected to begin this month. In addition to the 41,000 cars per day that drive by the project on Palm Bay Road, nearly 70,000 vehicles pass the project daily on Interstate 95. The trade area population around the center is more than 200,000, a figure which is projected to grow by over 10% to 225,000 by 2011.

"This new center is bringing much needed retail to a growing area," says Benchmark Group executive vice president-development Martin Dellebovi, in a released statement. "We believe it will be the dominant shopping center in southern Brevard County as well as serving the cities of Melbourne, West Melbourne, Palm Bay and Malabar."
