Work on the other buildings--located in Hialeah, Kendall, Miami and Oakland Park--began in August and will be completed in the summer. The last one, going up at 9300 Belvedere Rd., will be delivered in November. All buildings are roughly the same size and design although the project cost for the individual projects varied due to site conditions, Moss & Associates vice president of estimating Michael Thompson tells GlobeSt.com.
The Royal Palm Beach facility will house the information and adjudications offices and the agency's application support center. It will include a ceremony room for naturalization, wireless Internet cafe and parking for customers and employees.
Fort Lauderdale-based Moss & Associates is the general contractor for the project. Fort Lauderdale-based Master Builders of South Florida is the construction manager and the owner's agent is South Florida Federal Partners LLC in Fort Lauderdale. The architect is JMWA Architects of Boca Raton. Jones Lang LaSalle will handle property management, operations and maintenance of the building for the 10-year term of the lease.
The building is being constructed for LEED-Silver certification. It will have pre-cast concrete panels and glass, using tilt-panel techniques. Energy-saving features include perimeter windows with overhanging sunscreen devices and screening panels to prevent excessive solar gain. Its security features will include setbacks with seating walls, concrete planters and other landscaping elements for enhanced protection.
Depending upon the level of LEED certification in a building, construction costs for building green are 1.5% to 5% higher, Thompson says. "We're seeing more emphasis on green building, particularly in the public sector with government mandates," he says. "But some of that is filtering into the private sector with green construction becoming a selling point for a building."
