A 248,748-sf facility, which has 54 exterior docks, was constructed on a 24-acre site in Elmhurst. International Airport Centers (IAC) was attracted to the Elmhurst site because "it was a fairly large site located in DuPage County and had reasonable proximity to the O'Hare submarket and interstate highway system," says Daniel Johnson, managing director of IAC. James Estus, with Colliers Bennett & Kahnweiler, is the leasing agent for the building. Michael J. Metz, with Krusinski, was the project executive and Ralph Colmenares, with Krusinski, was the senior project superintendent. Julius Kwasek, with Inverness-based Kwasek Architects, was the project architect.
A 66,000-sf building was demolished on the site in Des Plaines with a 48,125-sf warehouse constructed. "There was an existing building that was 40 years old," Johnson says. "The space was functionally obsolete." The newly constructed building has 24-foot clear heights, 27 docks and space for a future office area. IAC was attracted to the Des Plaines site because it is "immediately north of O'Hare [International Airport]," Johnson says. Ron Behm and Matthew Stauber, both with Colliers Bennett & Kahnweiler, are the leasing agents for the building. Andrew J. Johnson, with Krusinski, was the project manager and Matt Cotherman, with Krusinski, was the project superintendent. Jamie Putman, with Oakbrook Terrace-based Jacob & Hefner, was the project engineer and Eric Johnson, with Ware Malcomb, was the project architect.
