A source close to the deal tells GlobeSt.com that the tenant has leased at the property since as early as 1978. The source adds that asking rent at the building currently ranges from $48 to $53 per rentable sf, depending on the location.
"It is a wonderful show of support for Downtown Manhattan to have our city's Law Department exercise their option to remain at 100 Church St.," says Alex Sapir, president of the locally based Sapir Organization. "We are pleased that the New York City Law Department remains on our tenant roster and we are confident that we will continue to enjoy a long and harmonious relationship."
The building, which was built in 1958, is currently in the midst of a major capital improvement program encompassing structural, building, window replacements, and mechanical upgrades, as well as aesthetic enhancements to the common area spaces. CB Richard Ellis is the appointed exclusive leasing and property management agent for the 21-story 1.1-million-sf multi-tenant office building.
The building was designed by the noted architectural firm of Emery Roth & Sons. The source tells GlobeSt.com that other prominent tenants include Niche Media Holdings LLC, Bank of America in the retail space, and Estee Lauder.
