"We're excited," DTZ FHO Partners principal J. Duncan Gratton says of his firm securing the listing at the 58-acre four-building complex that overlooks the Cambridge Reservoir. A member of the Asset Advisory Group that will oversee the Bay Colony assignment, Gratton terms it "the pre-eminent suburban office park" in New England. The AAG was formed last autumn to respond to the unique needs of commercial real estate landlords, and is already working for the owners of such prime properties as 28 State St. and 116 Huntington Ave. in Boston and One Kendall Sq. in Cambridge.
"We're thrilled by the response," Gratton says of the AAG, which he heads along with principal Glenn Verrette. The Bay Colony leasing team includes principal Richard Fahey and VP Kim Roop. DTZ FHO will take over effective on Monday, according to Broadway. Managing director Greg Green cites the "experience and expertise" of DTZ FHO as factors in the firm's decision. "We look forward to their implementation of a marketing program that effectively conveys the benefits that Bay Colony has to offer," says Green.
According to Gratton, the attractions of the property are extensive, including Broadway's upkeep of the sprawling hilltop development, as well as picturesque views of the countryside despite close proximity to Route 128 and the Massachusetts Turnpike. There are also various amenities on-site, including a conference center, day care, fitness facility, restaurant and structured parking. "We are honored to have been selected for this prestigious assignment and we look forward to working with the Broadway team," Gratton says.
Bay Colony was constructed between 1985 and 1998. The properties include the three-story 1050 Winter St. and a trio of four-story structures at 950, 1000 and 1100 Winter St. Occupancy is presently 92%, but Gratton says there is lease turnover occurring through 2010 that will be part of DTZ FHO's strategy to address.
