This is one of several spec distribution facilities cropping up along the I-81/I-78 corridor. Others are underway by ING Clarion, AMB and Trammell Crow Development Co. Dave Gibbons, Seagis SVP, says, "Central Pennsylvania's I-81 corridor continues to expand as a premier location for distribution throughout the mid-Atlantic and Northeastern US."

This facility has a 32-foot clear ceiling height, a cross-dock configuration with 42 dock doors expandable to 70, and 48 trailer parking spaces. In addition, it has two electrically operated drive-in doors and two office entrances. The CBRE team is marketing it to one or more tenants.

The asking rent rate is undisclosed and will vary depending on a tenant's required build out. According to a report from the Philadelphia office of Cushman & Wakefield, rent rates for warehouse space in this corridor topped $4 per sf for the first time. C&W puts the current rate near $4.25 per sf, triple net.

The Seagis portfolio includes 115 buildings with an aggregate of 7.9 million sf. It is located all along the Eastern seaboard.
