Seagis' Spec 310,000 SF Nears Completion

MECHANICSBURG, PA-Dauphin Distribution Center, a 310,000-sf distribution facility under construction at 35 Dauphin Dr., is scheduled for completion this June. The developer, West Conshohocken-based Seagis Property Group, has handed the leasing assignment to CB Richard Ellis’ Central Pennsylvania industrial brokerage team, which is headed by SVP Joe McDermott and includes associates Vincent Ranalli and Jeffrey Watson.

This is one of several spec distribution facilities cropping up along the I-81/I-78 corridor. Others are underway by ING Clarion, AMB and Trammell Crow Development Co. Dave Gibbons, Seagis SVP, says, “Central Pennsylvania’s I-81 corridor continues to expand as a premier location for distribution throughout the mid-Atlantic and Northeastern US.”

This facility has a 32-foot clear ceiling height, a cross-dock configuration with 42 dock doors expandable to 70, and 48 trailer parking spaces. In addition, it has two electrically operated drive-in doors and two office entrances. The CBRE team is marketing it to one or more tenants.
