Chadds Ford-based KarMar Realty Group Inc. is marketing the parcel for an asking price of $8 million or nearly $30,000 an acre. Marshall Soss, KarMar's president and CEO, tells GlobeSt.com that "the owner has been assembling the parcel over many years and is now ready to take it to the next step.

"The zoning is open," he adds, "which makes it subject to a wide variety of potential uses. The property could be developed as an upscale lakefront residential development, a gated residential community, a hotel/conference center or a myriad of other creative uses." Soss notes that the land is less than a mile from a private airport, 10 miles from the Nemocolin Woodlands Resort, 12 miles from the Deep Creek Lake resort across the border in Maryland and also near the Seven Springs resort.

The 16-mile-long Youghiogheny Lake is popular for sailing, canoeing, kayaking, power boating and fishing. In winter, the area is known for cross-country and downhill skiing.
