Mazda is using the space as a warehouse facility. Chad Baker of the Staubach Co. represented Mazda North American operations. James Bretting, senior asset manager with Weingarten Realty, represented the Owner in the transaction.

Enterchange at Walthall is comprised of five buildings totaling nearly 1.5 million sf. The park is located along I-95 approximately 20 miles south of Richmond. Other tenants in the park include PSS/World Medical, Glaxo SmithKline, Hill-Phoenix, Recall Total Information Management and Hospital Corp. of America.

The Mazda lease is the latest in a series of automotive site selection wins chalked up for the Virginia. For instance, the Commonwealth has attracted Rolls Royce, which has shifted some of its manufacturing operations to Prince George's County, and has moved its headquarters to Reston from Chantilly. Last September Volkswagen of America, made a stunning transition to Herndon from Michigan, announcing plans to move its headquarters to a newly completed $100-million 185,000-sf building. In Mazda's case the decision to locate in this submarket was based in part on its strategic location along the 1-95 Corridor.

"We evaluated several different options in the Middle Atlantic region before selecting Weingarten for this important project," says Robert Davis, SVP of Product Development and Quality for Mazda North American Operations. "Enterchange at Walthall provides us the space we require and affords us a prime location from which we can serve our desired distribution area."
